Permits & Bonding

Proper permits and bonding is a “must have? for any contractor that you choose to perform work on your property. Not every contractor is bonded or insured. Bruin Corp is both bonded and insured – important qualifications you should make sure the contractor you choose to perform your work has.

Bonding
Bonding is very, very difficult for contractors to obtain. You should make sure your contractor is bonded before they start any work on your property. For commercial properties, bonding is required since they are typically larger projects with a lot of money at risk.

What does it mean when a contractor is bonded?
When a contractor is bonded, they carry special insurance for the work they perform. This insurance means that if the contractor can’t complete the project that you have hired them to perform, than the special insurance will cover the cost to complete the project with another contractor.

How are bonds obtained?
Contractors need to apply for Bonds. An insurance company will review a contractor’s historical work performance, look at whether or not any law suits have been served against the contractor and, determine the financial stability of the contractor. Contractors will obtain bonds only if they do not have a previous law suit record, and are financially stable.

Permits
Most towns require that permits be obtained for work to commence on your property. This is true whether your property is a single structure home, a condo, commercial or State property. Only licensed contractors can obtain permits.

Permits come with fees. Towns assess a fee for the permit based on the scope of work to be performed. Permit fees vary from town to town and are typically rolled in to Bruin Corp estimates.

Condo Owners should know that for them, the permit process is seamless. If a relationship has been established between the contractor and with the condo Association, individual condo owners do not need to pursue the permit process with the contractor.
